In today’s digital age, location matters much less. Most tenants search for rentals online and handle rent payments electronically, so physical location is less of an issue. You are legally allowed to decide whether pets or smokers are suitable for your property, but there are strict laws in place preventing discrimination against tenants based on factors like children, race, or religion. It’s worth noting that the maximum pet bond you can request is $260, and this is specifically for fumigation purposes. Any other damage caused by a pet would be deducted from the regular bond.

While landlord insurance isn’t required, we highly recommend it. This type of insurance protects you if a tenant doesn’t pay rent, leaves early, or damages the property. It also covers loss of rental income in cases where your property becomes uninhabitable, such as due to fire.
